New Housing Coming to Lewisburg

Penn Commons, located in Lewisburg, Union County, has been approved for a $968,742 PennHOMES loan and $878,726 in tax credits to construct seven buildings consisting of 5 one-bedroom units, 12 two-bedroom units and 8 three-bedroom units for general occupancy.  The project is estimated to be a total of 43,868 square feet.

"Formerly the location of a Lazyboy manufacturing business, Penn House is a grayfield site on PA Route 15 separated from the lovely historic town of Lewisburg by a commercial corridor," says a post by Torti Gallas and Partners. "The immediate area is rich in amenities - to the north lies a regional park and to the south a ‘Rails to Trails’ former railroad right-of-way.

"The low lying ground is in the floodway of the Limestone Run and will remain approximately 25% open space, with both active and passive recreation space. The balance of the plan is conceived as a neighborhood center. The mixed-use program offers office, residential, and retail space, including a new grocery store. The retail and office uses will be in close proximity to new and existing homes. An existing warehouse and separate furniture showroom will be renovated and reutilized as a YMCA, flex light industrial and a financial institution. The retail fronts onto a new parkside commercial street and engages the commercial corridor, providing a face to Route 15 on the east."

State Senator Gene Yaw (R-23) recently applauded the approval of loan and tax credit requests by the Pennsylvania Housing Finance Agency (PHFA) for this and another affordable multifamily housing development located in Bradford County, according to NorthCentralPA.com.

Gateway Commons, located in Athens Township, Bradford County, has been approved for a $1,443,354 PennHOMES loan and $1,013,162 in tax credits to construct 11 two-story townhomes, consisting of 40 one, two and three bedroom units for general occupancy.  The project is estimated to be a total of 59,954 square feet.

Loopnet.com adds:

"Approved for the development of 180 apartment units on 7.9 acres, or and 80,000 SF medical office or hotel, the project is located at one of the most prominent intersections in Lewisburg and within walking distance to Bucknell University. The property is part of a 42 acre master-planned community with a Giant Food Store and CVS Pharmacy breaking ground in May, 2014. The multifamily ground offered for sale is the lone site remaining for development within Penn House Commons.

"The site is located within a seven minute walk to Bucknell University and is ideally situated in the heart of Lewisburg at the intersection of Route 15 and St. Mary's Street, approximately seven miles south of Interstate 80."
